Strip-Back Survey
A full survey of the stripped condition to price the renovation on real information, not guesswork.
We document every renovation from stripped shell to finished handover, because the transformation is the clearest proof of what our crews actually deliver.
Photographs of a finished interior only tell half the story, which is why we document our renovation projects from the stripped-back starting condition all the way through to final handover. Our before and after portfolio includes apartments reduced to bare walls and concrete floors, villas gutted back to their structural shell, and offices cleared of every previous tenant's fitout, each one rebuilt by our own joiners, plumbers and electricians on a fixed programme. Seeing the starting point makes the finished result mean more, because it shows the actual scope of work involved rather than just the polished outcome.
A recent example is a two-bedroom Downtown Dubai apartment stripped to shell and rebuilt in eleven weeks, with new plumbing, wiring and lighting throughout and every wardrobe and cabinet built in our own Al Quoz workshop to fit the actual room dimensions, not a generic standard size. That project, like every renovation in our before and after portfolio, followed the same sequence: a detailed survey of the stripped condition, structural and MEP work completed first, then joinery and finishes, and a joint snagging walk before handover. The transformation is dramatic, but the process behind it is deliberately unremarkable and repeatable, which is exactly the point.

Complete plumbing and electrical replacement carried out and tested before walls are closed.
Wardrobes, kitchens and cabinetry built in our workshop to fit the actual room, not a standard size.
New lighting design and circuits that change how a stripped, harshly lit shell feels once finished.
New flooring, paint and tiling applied once structural and MEP work is confirmed complete.
A joint snagging walk before handover so the finished space matches what was agreed at survey.
Anyone can show a beautifully staged finished photo. What is harder to show, and what we think matters more, is the honest starting point and the process in between. Our before and after documentation exists so prospective clients can judge us on the actual transformation our crews deliver, not just a single flattering angle of a finished room. It is also useful internally, since comparing the survey photos to the finished result keeps our own teams accountable to the scope we quoted.
A two-bedroom apartment stripped to shell typically takes ten to twelve weeks to rebuild fully. Villas and larger units take longer depending on scope. We confirm an exact timeline once we survey the stripped condition.
Occasionally, yes, which is exactly why we survey the stripped condition before finalising pricing wherever possible. Any issue found once work begins is flagged immediately with a clear cost and time impact before we proceed.
